The floor under that worn finish is almost always worth saving. Bleecker St. Development has been doing hardwood floor refinishing in York, PA since 2006. Most homes in York County were built with solid red oak, and solid oak can be sanded back to bare wood and refinished several times over its life. If your floors look tired, scratched or grey in the traffic paths, you are usually looking at a finish problem — not a wood problem.

Refinish or replace?
We will give you a straight answer on this before you spend anything, because it is not always refinishing.
- Refinish when the wear is in the finish: dull or greyed surface, scratches, pet damage, water rings, an old orange or amber coat you have stopped liking. Sanding removes a paper-thin layer of wood and the floor comes back.
- Repair, then refinish when most of the floor is sound but some of it is not. Damaged boards get cut out and woven in with matching stock so the patch disappears under the new finish instead of announcing itself.
- Replace when the wood has been sanded too thin already, is cupped from a long-term moisture problem, or is engineered flooring with a wear layer too thin to sand. We also install luxury vinyl plank where that is genuinely the better call — basements, laundry rooms, rentals, anywhere moisture makes solid wood a bad bet.
Refinishing is normally a fraction of the cost of tearing out and replacing, and it keeps the original wood in a house that was built around it.
How the job actually goes

- Walk the floor with you. We check thickness, how much sanding life is left, board damage, squeaks and any moisture issues underneath. If refinishing is the wrong answer we say so at this stage.
- Prep. Furniture out, shoe moulding off where it needs to come off, doorways sealed and vents covered. Dust is the part everyone remembers, so it is the part we plan around first.
- Sand. Coarse to fine in stages, with edgers and corner tools where the big machine cannot reach. This is what removes the old finish and levels the surface.
- Repairs and weave-ins. Any board that has to be replaced goes in now, matched to the surrounding wood so the new finish ties it together.
- Stain, if you want a different colour. Natural oak is beautiful and it is also the fastest, cheapest option. If you want it darker or greyer we sample the actual stain on your actual floor first — not a chip from a rack — because the same can looks different on every species.
- Finish coats. Multiple coats with the proper abrasion between them, which is what makes a floor last rather than just look good the first month.
- Cure. You can walk on it in socks well before it is fully cured. Furniture and rugs wait. We tell you the real dates for the product we used rather than a number that sounds good.
What we can refinish
- Solid red and white oak — the overwhelming majority of floors in York County
- Original pine in older city homes, which sands differently and needs a lighter hand
- Maple, birch and mixed-species floors
- Stair treads, landings and hallways to match the rooms they connect
- Board replacement and weave-ins where damage runs deeper than the finish
- Floors uncovered after carpet comes up, including staple and tack-strip damage

Selling the house? Do the floors first
Refinished floors are one of the few improvements that show up in every listing photo of every room at once. For agents and sellers, floors are usually the highest-leverage thing you can do to a house before it goes on the market — and unlike a kitchen, it is days of work rather than weeks.
Presale floor work can run under our Pay at Settlement option, so it does not have to come out of pocket before closing.
The floors on this page are ours
Every photo here is a York County floor we sanded and finished — not a stock image and not somebody else’s portfolio. Bleecker St. Development has worked across this county since 2006, and floors have always been part of the remodels, turnovers and repair lists we take on. Refinishing is simply the piece we now offer on its own.

Questions we get asked about refinishing
What does hardwood floor refinishing cost in York, PA?
Price comes down to square footage, how many rooms and stairs are involved, whether any boards need replacing, and whether you want stain or natural. Stairs and closets cost more per foot than open rooms because they are all edge work. We walk the floor, give you one number for the whole job, and it does not move unless you change the scope.
How long does refinishing take?
A typical few-room job is three to five days on site. Sanding is the fast part; the finish coats and the time between them set the schedule. You can usually walk on it in socks the next day, but furniture and rugs wait longer – we give you the real dates for the product we used.
How much dust is there?
Less than people expect, and it is the part we plan around first. Doorways get sealed, vents get covered, and we use dust collection on the machines. It is not a sealed laboratory, but you are not finding oak dust in your closets a month later either.
Can we stay in the house while you refinish the floors?
Usually yes, if the work is confined to part of the house and there is another way around. You cannot walk on floors that are being coated, and the finish has a smell for a day or so. With pets or small children, or with the whole first floor being done at once, most people stay somewhere else for a couple of nights.
Can floors under old carpet be saved?
Nearly always, and this is the best surprise in the trade. Carpet protects the wood. What you get is staple holes and tack-strip damage around the perimeter, both of which sand out or get woven in. Send a photo of a corner where the carpet is already lifted and we can usually tell you before anyone drives out.
Do I need a full sand, or just a recoat?
If the finish is worn but the wood underneath has never been reached, a screen and recoat is cheaper and faster than a full sand. Once the traffic paths are grey or bare, the wood itself is exposed and it needs the full job. We will tell you which one you are looking at – a recoat we can sell you honestly is worth more to us than a sand you did not need.
What about pet stains and water damage?
Black stains are urine that has gone through the finish into the wood, and sanding does not always take them out. Those boards get cut out and woven in. Cupping from a leak means there is still a moisture problem under the floor, and refinishing before that is fixed just wastes the work.
What finish do you use?
Oil-based polyurethane for durability and the warm amber it gives oak, or water-based where you want the wood to stay pale and the smell and dry time to be shorter. Satin, semi-gloss or gloss – satin hides the most. We will talk through which suits the room and the traffic.
