The floor under that worn finish is almost always worth saving. Most homes in York County were built with solid red oak, and solid oak can be sanded back to bare wood and refinished several times over its life. If your floors look tired, scratched or grey in the traffic paths, you are usually looking at a finish problem — not a wood problem.

Refinish or replace?

We will give you a straight answer on this before you spend anything, because it is not always refinishing.

Refinish when the wear is in the finish: dull or greyed surface, scratches, pet damage, water rings, an old orange or amber coat you have stopped liking. Sanding removes a paper-thin layer of wood and the floor comes back.
Repair, then refinish when most of the floor is sound but some of it is not. Damaged boards get cut out and woven in with matching stock so the patch disappears under the new finish instead of announcing itself.
Replace when the wood has been sanded too thin already, is cupped from a long-term moisture problem, or is engineered flooring with a wear layer too thin to sand. We also install luxury vinyl plank where that is genuinely the better call — basements, laundry rooms, rentals, anywhere moisture makes solid wood a bad bet.

Refinishing is normally a fraction of the cost of tearing out and replacing, and it keeps the original wood in a house that was built around it.

How the job actually goes

Walk the floor with you. We check thickness, how much sanding life is left, board damage, squeaks and any moisture issues underneath. If refinishing is the wrong answer we say so at this stage.
Prep. Furniture out, shoe moulding off where it needs to come off, doorways sealed and vents covered. Dust is the part everyone remembers, so it is the part we plan around first.
Sand. Coarse to fine in stages, with edgers and corner tools where the big machine cannot reach. This is what removes the old finish and levels the surface.
Repairs and weave-ins. Any board that has to be replaced goes in now, matched to the surrounding wood so the new finish ties it together.
Stain, if you want a different colour. Natural oak is beautiful and it is also the fastest, cheapest option. If you want it darker or greyer we sample the actual stain on your actual floor first — not a chip from a rack — because the same can looks different on every species.
Finish coats. Multiple coats with the proper abrasion between them, which is what makes a floor last rather than just look good the first month.
Cure. You can walk on it in socks well before it is fully cured. Furniture and rugs wait. We tell you the real dates for the product we used rather than a number that sounds good.
